Elmer Beach Residents Association

Elmer Beach Estate is a private, secluded community situated some 3 miles to the east of Bognor Regis. The estate was developed in the early 1920s by Elmer Beach Limited.  The estate presently consists of 62 houses of varying size and design.  The estate is managed by Elmer Beach Residents Association Limited which owns the roads and common areas.   The Association maintains the roads for the collective benefit of residents and collects annual membership/maintenance fees for this purpose. 

Residents' rights of way over the roads and other common areas of the estate are set out in root titles which also covenant for a contribution to the cost of road maintenance.  Initially fees were calculated according to the rateable value of each property however on the incorporation of EBRA Ltd in 1966 residents agreed that the contribution of an annual and equal sum was more practical and less divisive and this system has been operating ever since.  The annual membership/maintenance fee is set at the AGM and covers (mainly) the cost of road maintenance.

This Website aims to provide useful and relevant information for new and existing residents and other interested parties and to explain in simple terms, how the Estate is managed for the benefit of its residents.
